Case Study 1

Progress Housing Group,  Oakmere Homes and South Lakeland District Council completed and handed over 49 affordable new homes for local families in Kendal via the Cutting Edge framework. 

The completion comprised 49 affordable new homes at their Strawberry Fields development located in Kendal, South Lakeland, Cumbria. 49 units were acquired, 25 of which were designated affordable rent homes and are now occupied by new tenants, and the remaining 24 are shared ownership properties-all of which were reserved off-plan, with the new homeowners now starting to move in. The scheme has truly helped people who are least able to find a home on the open market.

CASE STUDY 2

Poets phase 1 and 2 started on site in November 2016 and involved the demolition of the existing stock on the footprint which had suffered from historical structural problems. Architectural work was completed by John McCall and the contractor work undertaken by Vistry.  The final property was completed onsite in July 2020. 
In total 70 new homes were built which included 64 new two, three and four bed social rented homes and 6 two and three bed homes for sale. 

The key aim of this project was to maintain the existing strong community cohesion within the neighbourhood.  

All new rental homes on phase 1 and 2 were offered and keenly accepted by households who had been dispersed from homes that were demolished within the Poets redevelopment area.  

Social value delivered 

  • 31 members of staff were employed on site from the local area. 
  • 5 apprentices were employed which included 1 bricklayer, 1 roofer and 3 M&E apprentices. 
  • The contractor supplied and fitted a new kitchen and accessories at St Pauls Church – estimated in the value of £4,500.   
  • They also painted the church communal areas at a local homeless shelter. 
  • Vistry supported Salix Homes to deliver interview skills sessions, which included mock interviews and a taster session at Albion Academy High school.
